Betterton Condos
The Betterton Rigbie Bluff Condos required extensive exterior renovations across five buildings, including a pool house and shed. The scope involved repainting all siding, wooden decks, railings, trim, doors, and walkways/stairways, with additional work on sanding, scraping, caulking, pressure washing, and foundation painting.
- Challenges & Solutions:
The project faced unique challenges due to difficult-to-reach areas, requiring the use of a 120ft boom lift. Despite these conditions, we successfully completed the first condo in 9 days and the second in 13 days, coordinating the work around tenants' schedules to minimize disruption. We ensured no tenant access was required during the work, with all painting done from the exterior.
- Key Achievements:
- Efficient Coordination: The project was executed smoothly without causing disruption to tenants. We maintained continuous communication with the condo association for scheduling, updates, and walkthroughs
- Precision & Customization: We utilized a Bluetooth color-matching tool to match custom colors specified by the condo association, ensuring the finishes were exactly as required.
- Logistics & Scheduling: We handled all logistics, including moving and covering tenants' belongings, managing the work schedule, and staging the site to ensure efficient execution.
- Project Management: A dedicated on-site project lead (Evan for Condo 1, Abigail for Condo 2) served as the main point of contact for the client, ensuring seamless communication and project progress.
- Conclusion:
The Betterton Rigbie Bluff Condos project was a success, with all buildings staying operational throughout the renovation. The careful planning, expert execution, and attention to detail resulted in a high-quality finish that revitalized the property's exterior without interrupting the tenants' daily lives.
Southfield Park Center
Rednors Market, part of the Southfield Park Center in Elkton, Maryland, required extensive painting and exterior maintenance for five separate buildings managed by a property management company. The project involved repainting peeling surfaces, restoring faded exteriors, and repairing a metal roof on one building.
- Challenges & Solutions:
The work was completed in phases, with each building priced and addressed separately. The buildings had various issues: one had recently applied paint that had failed, others were fading due to lack of maintenance, and one had a failing metal roof. The project was carefully coordinated with tenants, ensuring all businesses stayed operational with minimal disruption, especially during critical shipping days for Rednors, which required specific timing adjustments.
- Key Achievements:
-
Efficient Coordination: We worked with each business individually to schedule around obstacles and ensure no disruptions to operations. All signs and objects were carefully moved and returned at the end of the project.
-
Surface Preparation & High-Quality Finish: All loose paint was stripped, surfaces cleaned of debris, and bare masonry primed before applying a premium Sherwin-Williams coating to ensure long-lasting durability.
-
Metal Roof Restoration: We successfully addressed the failing metal roof on one of the buildings, providing a complete solution for the exterior.
-
Project Management: The project was completed in 14 days, from initial quote in November 2023 to final completion in October 2024. Marco led the project, serving as the main point of contact for all logistics and tenant coordination.
- Conclusion:
The Rednors Market exterior renovation successfully addressed all issues with failing paint and deteriorating surfaces across multiple buildings. With careful planning and expert execution, we revitalized the property, improving its appearance and durability without disrupting the operations of any businesses.
Rehoboth North Shore Condos
The Rehoboth Condos project involved exterior painting and restoration for a condo building facing issues with failing paint, fading, and general wear and tear. The work included the condo’s exterior, trim, chimneys, and common area railings. Due to the nature of condo ownership, individual unit owners were responsible for their own decks, which required separate coordination for approval and payment.
- Challenges & Solutions:
The project was carried out during the off-season to minimize disruption for unit owners and reduce traffic in the area. The team worked closely with both the condo association and individual unit owners, ensuring clear communication about the scope of work, especially for the separate deck work. All individual concerns were handled directly, with separate scheduling for the 14 units with decks.
- Key Achievements:
-
Comprehensive Exterior Restoration: The work included pressure washing, scraping, sanding, and grinding of failed paint, followed by priming bare wood or metal surfaces and applying two coats of high-quality paint for a lasting finish.
-
Owner & Association Coordination: The condo association directly handled the exterior of the building, while separate agreements were made with individual unit owners for their deck work. All logistics and communication were managed through the condo association.
-
Timely Execution: The project was completed in 12 workdays, from November 2024, ensuring minimal impact on condo owners and their schedules.
-
Off-Season Scheduling: The work was strategically scheduled during the off-season to reduce traffic and maximize convenience for unit owners, with crews staying onsite in nearby hotels for efficiency.
-
Direct Communication: Evan, the project lead, maintained consistent and direct communication with both the condo association and individual owners to address any questions or concerns promptly.
- Conclusion:
The Rehoboth Condos exterior painting project was a success, transforming the building's appearance while minimizing disruption to residents. With careful coordination, expert painting techniques, and strategic timing, the project delivered lasting results and satisfied condo owners.
Galena Farms Property
The Galena Barns project involved completing unfinished exterior painting on several buildings, including barn walls, a steel roof, and a 30ft silo with a metal roof. Two years prior, the property owners had hired a company that started the job, primed some walls, and set up scaffolding but left the project incomplete. The homeowners contacted us to finish the job efficiently, seeking a more economical solution.
- Challenges & Solutions:
To provide a cost-effective solution, we opted to use a 45ft boom lift instead of scaffolding, which had been a costly and cumbersome option previously. We worked closely with the farm foreman to ensure clear communication and smooth coordination throughout the project. Additionally, the project involved precise color matching for the paint and careful surface preparation, including power washing, scraping, sanding, priming, and applying Sherwin-Williams coatings to all wood surfaces.
- Key Achievements:
-
Cost-Effective Solution: We replaced scaffolding with a 45ft boom lift, significantly reducing the costs while ensuring a high-quality finish.
-
Meticulous Surface Preparation & Painting: We pressure washed, scraped, and sanded surfaces as needed, and applied primer followed by high-quality paint. The project covered four buildings and a shack, including a steel roof and silo.
-
Precision in Color Matching: We matched the paint colors to the exact specifications provided by the homeowners to ensure consistency with their vision.
-
Collaboration with Farm Foreman: Daily coordination with the farm foreman ensured the project ran smoothly, allowing us to address any concerns in real-time and keep the job on track.
-
Protective Measures: All areas not being painted were masked and covered to prevent any overspray or damage, ensuring a clean and professional finish.
-
First Silo Project: This was our first experience working on a silo, and we successfully applied the appropriate materials and techniques to restore its exterior.

By utilizing a boom lift and maintaining clear communication with the farm foreman, we completed the project on time and within budget. This project not only restored the barns and silo but also demonstrated our ability to solve challenges efficiently while preserving the property's historic charm.
